Carib Capital Income Fund Ltd is a transition for Carib Capital Ltd from private lending on an individual basis to a registered investment vehicle for sophisticated investors who choose a less ‘hands on’ approach to investing offshore.
Our primary markets for start-up are the Turks and Caicos, Cayman Islands and The Bahamas, although we will be open to the right deal in other locations to diversify our lending area.
Unlike traditional private mortgage funds, which concentrate on the distressed mortgage market with aggressive loan to values, Carib Capital concentrates on the vacation and second home market. Strong borrowers, highly marketable properties, low exposure, strong returns.
Fund Highlights
- Our objective is to deliver consistent returns with enhanced protection of investment capital through limited lending exposure.
- We offer loans in jurisdictions that are lender friendly to the fund. Investments will be focused in Turks and Caicos, Cayman Islands and The Bahamas but can be offered in other Caribbean locales where the right lending
circumstances exist. - Target return between 8% to 12% before management fees with a preferred yield of 6.5% – 8% (per annum) paid to investors quarterly.
- The Fund will offer only first charge residential mortgages to mid to strong borrowers for existing properties, land and construction financing originated directly through our existing marketing channels. All loans are made in US dollars.
- Target loan size between $100,000 – $1.5M, with a maximum of 50% ltv. Fund will consist of fixed 1 year loan terms (renewable), with interest only payments. Loans are closed but can be paid out with a penalty of 3 months interest.
- Returns are similar or higher in the Caribbean than they are in the North American market, with much less exposure. The markets we operate are all non tax jurisdictions with no taxes payable on interest earned.
- Strong returns on low exposure, real estate backed investments.

Borrower and Property Profiles
- Our typical borrower will be a high net worth individual from the US, Canada or Europe
- Most borrowers will finance the property in an offshore corporation with personal guarantees
- Most borrowers are sophisticated buyers, who are more concerned with speed and ease of borrowing, rather than cost of funds; Caribbean banks are not reliable lending partners, often taking months to simply approve a loan
- Most loans will be for purchase, although refinancing is an option for non distressed properties
- Properties being financed will be in high end vacation markets with lender friendly laws
- Properties will be vacation, investment or principal residences (tourist/expat zones only)
