How is Trident Mortgage Fund Different?

Trident is different from mortgage funds in the US and Canada due to the type of loans they offer. Traditionally, funds have lent on the periphery of the banking system, taking on high risk clients with loan to values which don’t leave a lot of room for error. G&P Capital however is able to lend to AAA clients, at low loan to value due to the gap in the market created by the banks (low risk tolerance for non resident buyers). This means that private lenders are picking up the slack and lending on business that should be handled by the banks.

Trident is also different however from some of the other private lenders and funds on island in it’s approach to investing. Some private lenders are not licensed (or choose not to) offer pooled loans, meaning an individual investor is on the hook for the entire loan. This is fine when everything is going well, but if the loan does go bad, the income stops until the loan is caught up or a sale is forced. In a fund, the investors own a small amount of every loan on the books, meaning a loan can go bad without having a significant effect on the investors return.

G&P also has a very conservative approach to lending. Unless they can see a property having strong demand in the market, they won’t lend on it. As they claim to their investors, they are investors in the fund as well, so taking unreasonable risk is of no interest to them.

What are the Expectations for the Fund?

The directors of G&P have been facilitating private loans on the island for a long while now, the fund is just a progression for the team. Investors will see gross loan rates of 7.75% to 11%, with management fees of 1.5% (unless a seed investor). Of course there are also fund expenses and liquidity requirements which affect the bottom line, but solid returns without taking unnecessary risk is what Trident Mortgage Fund will be known for in the TCI.
