Mortgage Portfolio Management
For clients looking to make a significant investment in offshore mortgage investments, our portfolio management services are the perfect solution. For many high net worth investors, a mortgage fund may not be the right investment vehicle where you trade a lower return for the ability to liquidate part or all of your funds. Many of our investors, do not need to be as liquid as a smaller investor. Portfolio management is a service whereby we place your funds in mortgages (of your choice or within your set parameters), and handle all aspects of managing the mortgage administration.
What is Portfolio Management?
Portfolio management is simply having our front end marketing department source loans for your capital, and have our back-end accounting department manage the administration of the loans. We handle all record keeping, client statements, regulatory and legal issues pertaining to the loans. Our job is find you the returns you want, at the level of risk you want to take on for your capital.
Our front end lending support team will work with you to create the parameters for your loan portfolio, as well as organize the team to manage all transactions including the legal, appraisal and accounting support. The amount of involvement on your part is completely up to you.
The Benefits of Portfolio Management
Due to the unwillingness or inability of Caribbean banks to finance property, we get inquiries constantly from well qualified buyers looking for financing. These are strong borrowers looking to buy vacation properties in high end resort destinations, with significant down payment who simply slip between the cracks. When we manage your mortgage portfolio, we cherry pick the best clients, in the most desirable locations to get you a great return on your investment with minimal risk.
Finding you the right deals however is only half of what we do; we also handle all the back-end work associated with holding a mortgage for both you and the borrower. Customer inquiries, pre-payments, collecting late payments, all the admin associated with holding a mortgage for a client, which most of our investors do not wish to handle themselves.
What Will Portfolio Management Cost?
We make our money in two ways when we manage your mortgage investment portfolio. First off, we charge an origination fee to the client who takes the mortgage. Secondly, via a management fee, we collect a percentage of the interest charged on the mortgage. The management fee can vary depending on how much or how little you want us to do in terms of administration on the mortgage.
For most of our investors, a small management fee from the mortgage interest far outweighs the cost of trying to manage your own portfolio of mortgage clients. A mortgage even under ideal circumstances, still requires some administration.
