The residential mortgages we offer are for homes in the tourist based markets. We offer both non-bank mortgage loans and loans offered by private banks. The mortgages we offer are a little pricier than traditional bank loans however the speed and ease of qualification make them an appealing option versus the extremely difficult banking process.
The mortgage market throughout the region is generally not well established. Banks are prevalent however they are not always reliable partners, especially for non-resident buyers. This is why we work with numerous lending sources to fill the gap in the market created by the banks. Our Non-Bank Home Loans
Our primary mortgage product is the private loan. The Caribbean is known as a great place to live and visit, but not necessarily a great place to borrow money. For this reason, private (equity based) home loans are much more common in marketplace than they are in North America.
There are a few things you need to know about private mortgages. First off, the rates and fees are higher than you pay on a traditional bank mortgage. Secondly, you will likely need more down payment than you will to purchase a property. So what is the appeal? Well simply put, the banks are not all that interested in lending to non-residents, so private loans fill the gap in the market.
Our loans are typically in the 8% range for existing residential properties, with fees varying depending on the lender and location. The down payment required for qualification varies between 35 to 50% down, again depending on the lender. The upside to these loans however is the speed and ease of qualification (banks can often take months to approve a mortgage).
