Where Do We Need Investors?
In some locations in the Caribbean, we have almost more investors than borrowers, however there are many locations where we are under served. The Bahamas is an area with a lot of demand, and very few options for financing. This pent up demand, is an opportunity for a client looking to invest their money wisely in that market.
The USVI is another location where demand far exceeds our ability to lend privately. We weed through the deals, and send you the best ones for your consideration.
Most smaller islands, we can use investors, although we find demand is not as strong as it is in The Bahamas, Cayman Islands, USVI or the Turks and Caicos.
What is the Process?
The process is very straight forward, we bring the loans to you, and you decide which ones are the most appealing. Properties which are highly marketable, lower loan to values or higher returns are all things you will want to take into consideration.
Once we approve a loan, we have your lawyer (we can recommend if you don’t have one) draw up the mortgage documents. They will also, keep the funds in trust until the mortgage closes. Your hand will be held throughout the process, making it an easy and enjoyable way of investing your money!
Carib Capital will take care of rest. We will issue statements to the client, handle all customer inquiries and collect payments (if you wish). Our job is to handle all of the administrative duties required when financing a property.
What Happens if The Loan Goes Bad?
This is the primary concern for most of our investors as foreclosure is always a possibility. The great thing about our loans are the amount of equity in the property. If we had to go through the process of foreclosing on a property, you continue to accumulate interest on the property, and it can be sold quickly at a discount in order to recoup your investment. Unlike investing in private mortgages in North America, we do not go to high loan to values, and we only lend to strong borrowers on marketable properties.
