Resort Financing in the Caribbean Region
When your project is ready for financing, you first thought would be talking to a bank. In the Caribbean however, this will not be time well spent, as the banks are not lending in this sector. Capital for these projects come from international sources, who see the upside of the tourism sector in this part of the world. Private capital loans will charge more for your project, but they will bring the necessary capital to the table, something the banks have been unwilling to do since 2008.
We finance projects all over the Caribbean, location is less important than viability of the specific project. Although some locations can still be difficult due to political or economic uncertainty, we are willing to look at most countries in the region.
Residential Financing
Residential mortgages in the Caribbean are not much easier to source than their commercial counterparts. Again, the banks are simply not reliable lending sources. If you can qualify for a bank mortgage, it will take months (usually 3 to 4, however 12 is not unheard of) simply to get approved. For this reason, we primarily deal in the private mortgage market, where qualification and time frame are not problematic.
We are somewhat limited at this time however to the locations where we offer financing. Turks and Caicos, Cayman Islands and Bahamas are our primary locations. If you have a mortgage over 1M USD however, some other locations do become available to you via jumbo bank and non bank sources.
Mortgage Investments
Due to the high number of inquiries we get from qualified buyers, we are in the perfect position to match these borrowers with investors looking for better returns on their investments. Unlike private mortgage investing in the US and Canada which concentrate on the distressed market, we work exclusively with AAA clients, who are purchasing vacation properties in highly marketable tourist destinations.
The returns are higher than what you would see in North America, with much less risk. We only finance properties up to 50%, not the 75 or 80% you would see in the US or Canada.
