If you have looked for financing in the TCI, you know it is not easy to find. To even get a simple home loan can get a very difficult task through the local banks. Although we do offer conventional mortgages through the banks, most of the loans we offer are from private investors and private capital from the US.
Private Investors in Turks and Caicos
Private financing is the quickest and easiest form of financing to get. These loans are offered by private investors who are just looking for a better way to earn interest on their investments. The loans are at conservative ratios, usually 50% max, meaning as a buyer you must have at least 50% down payment.
Many of the clients we deal with are business owners, which means they may not show a lot of income on paper; this is the challenge with many of the banks. With private financing we don’t look at your income, just your equity and property. In other words, there really is no qualification for these loans. They can be approved and funded quickly!
Private Capital for Development Funding
If you are looking to finance a resort or new development, we offer private capital. This type of funding is not as economical as the banks, however the banks are not involved in any development financing today (small projects only). We can generally finance up to 75% value of the project with our private capital options. These loans are qualifying loans, meaning we need to see financials, projections etc.
We can also offer these private capital loans for luxury villas and villa developments. These loans must be over 1-1.5M USD in size, and the property must be an investment property (no principal residences).
With these types of loans, there are due diligence requirements which require an upfront commitment from the client. These requirements are a must for your project and without them your development will not get financed.
