Carib Capital – About Us
Carib Capital is a mortgage brokerage who also facilitates direct private lending through our network of offshore investors. We generally work with non bank mortgage loans throughout the Caribbean, which have higher rates, but much easier qualification. Although we do not fund these loans ourselves, we have close relationships with a number of lenders who are actively lending in the region.
We have been operating as mortgage professionals in the Caribbean since 2014. We have over 25 years of mortgage experience in the Canadian market, in both the prime and non prime lending space.
What is a Mortgage Broker?
As a mortgage broker, we act as an intermediary between the client and lender. We use our contacts with mortgage funds, private investors, private banks and chartered banks to find financing for our clients. We work on behalf of the client, and we charge a fee to the client for these services. We generally only get paid if we are successful however some mortgages require an upfront fee due to the amount of work involved in putting them together.
Our primary lending options are on the non bank or private side of the business. Banks are not always reliable lending partners in the Caribbean. We offer financing on both purchases and refinancing, for our client base which are primarily US, UK and Canadian citizens.
Where in the Caribbean We Lend
We can lend on a number of Caribbean islands, although we do tend to focus on Turks and Caicos, The Bahamas and the Cayman Islands. We currently are only able to offer private financing regardless of the location. Check out some of our recently funded deals!
For resort and development financing, we may be open to a few more locations depending on the overall deal.
Working with Investors
We not only deal with borrowers however, we also deal with investors who are looking to get their investments working via direct mortgage lending and pooled mortgage funds. Both these investments offer solid returns with minimal risk to the investor’s capital.
Direct private lending is where the investor will lend the full amount of the mortgage loan the borrower needs (usually to a max of 50% of the property value). These loans offer the investor the most control over where their capital is invested.
Pooled mortgage funds are reduce the risk of mortgage investments even more, by limiting the amount of capital you have in each loan. Investor’s give up some control and usually a small amount of return, however the reduced risk is usually worth the difference.
