As the lender, you decide where, how much, loan to value (usually 50% max) and properties you will consider. This gives you control over where your investments dollars go. This is one of the benefits of direct private lending over a mortgage fund, where you lose some of the control over the investment and there are lower returns due to the monies that needs to be held in reserve for withdrawals from the fund.
Returns on your Caribbean Investments
Our investors enjoy returns starting at 7%, although they can be higher for those wishing to take on land or construction loans. You decide! All loans are brought to our investors for them to review and approval; you are the bank!
Construction loans are a higher risk loan in the Caribbean. We mitigate the risks, however due to the inherently higher risk, the returns are reflect this risk. These loans often have returns of 9-10%, a great return for a relatively low risk investment.
These investments are very hands off from the investors point of view. We handle all the payments, draws (on constructions loans), collections, payouts etc, leaving you to simply sit back and collect your returns.
